Technical Plan Review
Technical Plan Review is an integral part of a risk management program. Our review will focus specifically on risk reduction and construction quality improvement. When complete, we will prepare a detailed report that documents our findings and recommendations. Once changes have been made, we recommend that you resubmit a set of plans for a second review.
Quality Built Inspections and Training
Professional Review guidelines require comprehensive inspections during the pre-pour and rough trade installations. All inspections will verify compliance with the applicable sections of the Uniform Building Code, architectural drawings, and manufacturers specifications when applicable.
Quality Built will provide independent, unbiased evaluations and verification for the following:
- Pre-pour foundation
- Structural framing
- Windows and doors
- Mechanical
- ElectricalPlumbing
- Roof
- Insulation
- Exterior cladding
- Performance testing on one model per site
- Duct efficiency testing
- Calibrated blower door inspections
Our field reports are intended to document the specific problems and alert the superintendent for immediate action. A printed field report will be left with the superintendent at the site following each inspection and is to be kept in the superintendents binder.
Once a problem is noted, it is imperative that closure occurs to avoid liability. Our field reports are designed for easy completion and sign-off by the trade contractor or other person, ensuring closure on all open items. Closure must be reported to our office and will become a part of the project documentation. A final report on CD-ROM will be provided at the end of the project. This final report will include an inspection matrix, photographs, material list, subcontractor list, certificates of insurance, additional insured endorsements and other important information. The builder is responsible for providing this information to Pacific Property Consultants at the beginning of each project and as changes occur.
Homeowner Association Turnover Inspection (Attached Projects)
At the time that the project is released to the HOA, we will provide inspections and documentation for the following:
- Final roof covering, gutters and downspouts
- Exterior wall surfaces, entry and garage door surfaces
- Balcony deck coatings and railings
- Exterior lighting
- Sidewalks, curbs, parking area and hardscape
- Irrigation, drainage and landscape
- Perimeter fencing
- Exterior mechanical equipment
- Trash enclosures
- Fire hydrants
- Mail boxes
- Signage and monuments
- Utility shut-off controls
Documentation of inspections includes the following:
- Digital photographs and video
- Report of deferred maintenance items
- Report of contractor repair items
- Follow-up inspection to verify contractor repairs
Services Provided to Single-Family Projects
All production builders with single-family projects will receive the following:
- Technical Plan Review on all new projects.
- Quality Built Inspections on a 25% statistical sampling of inventory.
- Sampling will occur over the life of the project (Only the models will receive 100% inspections).
- Monthly written status reports to management.
- Access to Quality Built Technical Support This service allows superintendents to ask for back-up support on codes, ICBO reports, manufacturers installation instructions and clarification on details.
- Superintendents binder to organize field reports, trade sign-offs and technical data specific to the site.
- Field training for superintendent and trade contractors at window installation, lath installation, framing, roof and mechanical. (Independent training sessions based on builder volume and locations.)
- Final report on CD-ROM.
Services Provided to Multi-Family Projects
All production builders with multi-family projects will receive all services listed under Single Family Projects and an HOA Turnover Inspection. Inspections will be provided on 100% of inventory.
