“There are certain types of residential exposure — such as attached for-sale housing west of Kansas — that we would not underwrite today without third-party forensic inspections of the construction and architect’s plans.”
Mike Hopson, Vice President, Construction, Zurich North America

We believe many problems can be eliminated prior to construction. For this reason, we specialize in analyzing your construction documents for built-in defects. Utilizing our skills and experience from investigating hundreds of construction claim cases, we work with your design staff to avoid ambiguity and recommend alternatives to design problems and details. In addition, we turn our attention to complex areas of construction to help assure they have been well thought-out before you commence the construction process.

You may already include an architectural plan review in your pre-construction assessment. Our
Quality Built® Plan Review enhances your efforts, since we study your plans and details from a litigation perspective. While our services often highlight cost-saving alternatives, we limit discussion of aesthetics, cost or character of the project. Our special Plan Review focuses specifically on risk reduction and construction quality improvement.

When complete, we prepare a detailed report that documents our findings and recommendations. At this stage, we eliminate defects at little or no additional project cost.

Common Items We Find:

  • Fire-resistive construction violations or omissions
  • Exterior cladding and weatherproofing inconsistencies
  • Reverse lap or incorrect flashings at windows and doors
  • Acoustic bypasses in multi-family homes
  • Omission in below-grade waterproofing components
  • Ambiguities with structural shear walls and hold-downs
  • Area separation wall complexity issues
  • Ventilation and attic access violations
  • Missing or incorrect roof flashing details
  • Life-safety design flaws
  • Missing or misleading details
  • Waterproofing detail errors
  • Confusing or ambiguous notes
  • Product conflicts

Next, we schedule a meeting with your design team to review these findings. This meeting often results in your design team gaining a better understanding of litigation traps, compatibility problems and errors. Undoubtedly, they will improve their skills and avoid these mistakes on future projects, further reducing the need for outside consultants.

After your design team corrects the problem details, we will conduct a second review to document closure on all open items. We were the first to identify this problem and provide solutions using our
Technical Plan Review™ process. By using an experience-analysis tool, trained consultants evaluate your building plans for common construction risk problems.

We encourage architects to standardize and update critical details, ensuring that the plans do what they are intended to do: provide instruction on proven installation and fabrication methods of construction. The
Technical Plan Review™ is a valuable tool that helps eliminate design flaws that sometimes get built into a project, thus improving the communication between the trade contractors and the designer’s intent.
