Techical Plan Review™

An integral part of a Risk Management program. We study your plans and details from a litigation perspective. While our services often highlight cost-saving alternatives, we limit discussion of aesthetics, cost or character of the project. Our review will focus specifically on risk reduction and construction quality improvement. When complete, we prepare a detailed Plan Review Report that documents our findings and recommendations.

Third–Party Site Observation Program

During construction, our skilled Field Representatives carefully observe the in-progress and completed work and note any discrepancy. Our Field Reports are intended to document the specific problems and alert the superintendent for immediate action. Field Representatives meet with the superintendent at each visit to review the quality of construction and to discuss quality issues.

Framer ID™

This system allows field verification of all major framing and structural components. All significant shear panels, hardware, diaphragm nailing, hold-downs and other key components are systematically identified and cataloged in our computer system. This information is then output onto field identification tags, allowing anyone inspecting the framing to quickly and clearly see the requirements of each component and to verify that it is properly installed and undamaged. Each Framer ID™ tag carries a unique barcode. By scanning these tags, you build an information database for your project.

HOA Turnover Inspections

At the time that the project is released to the HOA, we will provide inspections and documentation for the following: Final roof covering, gutters and downspouts - Exterior wall surfaces, entry and garage door surfaces - Balcony deck coatings and railings - Exterior lighting - Sidewalks, curbs, parking area and hardscape - Irrigation, drainage and landscape - Perimeter fencing - Exterior mechanical equipment - Trash enclosures - Fire hydrants – Mailboxes- Signage and monuments - Utility shut off controls. Documentation of the HOA inspections includes the following: Digital photographs - Report of contractor repair requirements - Follow up inspection to verify recommended contractor repairs - Final Report.

Builder Risk Assessment™

We will provide an immediate and focused analysis of the overall condition of your construction projects. The objective of the Builder Risk Assessment™ is to provide an overall rating that will include the risk exposure found per home/unit, a detailed list of the anomalies in descending order of risk exposure, and also includes an educational outline/format for reducing these risks in the future. After the assessment is complete, our representative will return to the office to prepare a written report and a customized inspection checklist for your project documenting our findings.

Diagnostic Testing

Full diagnostic testing services include a Blower Door Test to measure and quantify the air-tightness of a home; a Duct Blaster Test to determine unintentional air leakage in the HVAC distribution systems; a Flow Hood Test of the mechanical fans in the bathrooms and laundry room to measure the efficiency of air exchange; as well as a Flow Hood Test of the HVAC system to measure the efficiency of the system to supply air to conditioned spaces.

Augmented with programs designed by Quality Built to work specifically with its system of capturing and tracking construction defects or “open items” identified by Field Representatives while on site at a project. QB Link™ allows the user to electronically access “open items” and process them quickly and efficiently to indicate when a repair has been made.
